Map the services before selecting fixtures

Ask qualified trades to identify possible water-supply, waste and vent routes, along with the information they still need. A fixture near an existing bathroom may still require substantial work because of floor construction or inaccessible services. Request a route sketch that shows which existing rooms would be disturbed.

Tell the team whether the project includes a shower, tub, multiple users or other high-demand features. Ask for a review of hot-water needs and existing equipment. Do not assume that adding fixtures is only a matter of extending visible pipes.

Coordinate the floor and structure

Have the design team examine the slab or framing and the proposed drain and shower arrangement. Ask what investigations are appropriate before committing to a layout, and whether structural design is needed for openings or alterations. Cutting, drilling and supporting existing construction are professional tasks.

Include the finished floor level and the transition into the bathroom in the drawings. If a curbless shower is a goal, raise it now. Selecting that feature after the floor and drainage scope are fixed can leave the design team trying to solve incompatible assumptions.

Include ventilation, power and maintenance

Request a coordinated plan for bathroom exhaust, lighting, outlets and equipment. Ask where ducts and services terminate, how access for future work will be maintained and which trade owns each connection. The project team should verify current requirements for the actual property.

For a septic-served property, ask the appropriate professionals and authority whether the proposed use calls for any capacity or approval review. Avoid treating municipal sewer and onsite systems as the same budgeting assumption.

  • Existing services verified versus still assumed.
  • Drainage and supply route, including repair areas.
  • Hot-water and electrical assessment.
  • Exhaust route and service access.
  • Inspection points and documentation before work is concealed.

Compare complete location options

Price each viable room location with the same fixtures and finish assumptions. Include opening and reinstating adjoining floors, walls and ceilings, plus the period existing bathrooms may be unavailable.

The early decision is which location delivers the bathroom function with acceptable disruption and infrastructure risk. EPA’s remodeling guidance supports looking at moisture and ventilation alongside room design. Decorative selections can follow once that coordinated scope is understood.
