Put the whole backyard on one base plan
Ask the design team to show the pool, proposed deck, house openings, covered areas, gates, equipment and nearby landscape. Include reliable level information appropriate to the design. An isolated pool rendering rarely explains those relationships.
Discuss existing puddles, past flooding observations and any previous drainage work. Provide photographs and dates where available, but let the relevant professional determine causes. An area that was acceptable as lawn may behave differently after the planned changes.
Resolve the important interfaces
Have the team coordinate the pool edge, coping, deck, house thresholds and transitions to existing surfaces. Ask where roof runoff and landscape water will travel, and how the proposed drainage work relates to the surrounding property.
Do not choose a drainage outlet, alter site levels or route water toward an adjoining property based on a generic article. The appropriate designer must establish a site-specific strategy and verify relevant approvals. Your role is to request a clear drawing and explanation that everyone pricing the project can use.
Compare surface assemblies with the drainage plan
Ask the installer how the selected deck assembly supports the intended levels, transitions and maintenance. Pavers, concrete and other surfaces should be compared as complete installed systems, including preparation, edges and the treatment of adjoining construction.
Discuss wet-condition use and comfort with the supplier using the actual product specifications. Decorative appearance, texture and maintenance matter, but should not be used to excuse an unresolved drainage detail. A sample board cannot show how the installed yard will handle rain.
Make responsibility visible in the scope
Identify who designs, builds and verifies each interface. If the pool contractor, landscape contractor and another builder share the project, arrange a review of the coordinated drawing before those areas are completed.
- Who establishes the final site and threshold levels?
- Who provides roof-water and surface-water coordination?
- Who installs and checks the specified drainage components?
- Who restores existing drains or landscape disturbed by access?
- Who handles a discrepancy between the drawings and actual conditions?
- What maintenance access must remain after planting and furnishing?
Check the completed work against the agreed plan
Ask the responsible professional how drainage performance and relevant installation details will be reviewed at completion. Record unresolved items and the agreed next steps. Obtain the information needed to maintain the specific drainage features without damaging them.
For pool renovation work, check that resurfacing or deck replacement has not unintentionally altered important relationships to the house or pool edge. Keep the approved layout and closeout information for future backyard work. The goal is an outdoor space whose finishes and water-management strategy were designed together, rather than corrected separately afterward.
