Identify the actual failure

List the observed issue: difficulty operating, damaged finish, water entry, hardware trouble, deteriorated frame, or another concern. Ask a qualified professional to distinguish the door panel from the frame, threshold, hardware, and surrounding wall. A new panel may leave an opening problem untouched.

Provide the product identity and service history where available. Ask whether approved replacement parts exist and whether the proposed repair remains consistent with the manufacturer's instructions. Do not assume every hardware substitution or field modification preserves the original assembly's performance.

Compare two complete scopes

For repair, identify the parts, labor, adjustments, source correction, refinishing, and checks included. For replacement, include removal, assessment of the opening, any needed adjacent repair, the complete selected assembly, installation, trim, painting, disposal, and temporary security or weather protection.

Clarify what happens if concealed damage is found after removal. An allowance or change procedure should be understandable before the home is opened. Ask whether other affected trades or design review are included in the price.

  • What problem does each option resolve?
  • What existing components will remain?
  • What maintenance or unresolved risk remains afterward?
  • How will function and the specified performance be checked?

Verify the proposed product for the project

Have the contractor and design team confirm dimensions, swing, threshold, hardware, accessibility goals, exposure, and applicable permit or product requirements. Florida's official product-approval search allows review by product and code version; a listed product still needs to be evaluated for the actual configuration and use.

Avoid choosing on appearance alone or assuming an “impact” label answers all project questions. Ask for the documentation supporting the selected assembly and for confirmation that installation will follow the applicable approved details and manufacturer instructions.

Compare total value and disruption

Use dated installed-scope quotations, with finish and restoration assumptions matched. Consider expected serviceability, availability of parts, maintenance, schedule, and the inconvenience of repeated visits. Do not claim a resale return or energy saving without property-specific evidence.

At completion, check the agreed operation and finish with the installer and collect the product and warranty records. Keep any unresolved issue on a specific follow-up list. Repair may be sensible when the problem is localized and the assembly remains suitable; replacement may be appropriate when a professional assessment supports a broader scope. Neither conclusion should be made from a damaged surface alone.
