Describe the symptom without declaring the cause

Record where the interior mark or drip appears, when it was first noticed and what weather was occurring. Note whether it changes with particular rain events or whether nearby equipment was operating. Take dated photographs from a safe indoor position.

Give the roofer the history of earlier repairs, roof replacement and work on skylights, solar panels or other penetrations. A recurring stain in the same room deserves its own chronology. Avoid assuming that the roof feature directly above the stain is necessarily the entry point.

Ask for an evidence-based inspection

Request an explanation of what was inspected and what could not be seen. Ask how the professional distinguishes a roofing issue from a wall, plumbing or condensation issue when the evidence is unclear. Some cases need coordinated evaluation rather than another surface patch.

For a suspected transition or penetration problem, ask what condition was found and how the proposed repair integrates with the surrounding assembly. GAF’s flashing guidance shows that material condition and product compatibility are relevant considerations. Details must come from the actual system and professional assessment.

Compare diagnosis and repair scope

A useful proposal identifies the location, intended work, adjacent materials affected and any uncertainty that remains. Ask whether finishes need removal to investigate or complete the work, and who reinstates them.

  • Observed symptom and likely source, with supporting photographs.
  • Investigation limits and any additional trade involvement.
  • Temporary protection versus permanent repair scope.
  • Potential concealed damage and authorization process.
  • Follow-up observation and applicable warranty terms.

Keep the area safe while arranging help

Do not climb onto the roof, enter an unsafe attic, disturb a bulging ceiling or approach wet electrical fixtures. Keep people away from affected areas and obtain appropriate urgent professional assistance when there is a safety concern. Follow emergency-service directions if immediate danger is suspected.

After repair, keep the original record and add the work date and scope. Ask what observations would justify a return visit. A documented diagnosis gives the next professional useful context if symptoms return and helps avoid repeatedly treating the visible stain without understanding its cause.
