Collect the actual documents before choosing
Ask for the proposed manufacturer warranty and the contractor’s workmanship warranty as separate documents where applicable. Record the exact products and installation package associated with them. A brochure or verbal description is not enough to compare the terms.
Check who issues each warranty and how a claim is reported. Ask whether the coverage being discussed is standard or depends on a qualifying package, installer status, inspection or registration. Verify those conditions for the selected offer without assuming a logo establishes eligibility.
Compare a practical set of questions
Read the documents side by side and write the answer to each question in plain language. Ask the issuer to clarify anything ambiguous rather than relying on an unrelated online summary.
- What event is covered: a manufacturing defect, specified installation issue or another listed condition?
- What remedy is offered, and who chooses it?
- Are labor, tear-off, disposal and related damage included or excluded?
- Does coverage change with time or become prorated?
- What notice, documentation or maintenance duties apply?
- What registration and transfer conditions apply?
Use examples without treating them as universal terms
GAF’s sample Roofing System Limited Warranty distinguishes covered product issues from listed exclusions and says the version in effect at installation governs. It is an example of why the precise document matters, not a description of every roofing warranty or a statement that your roof qualifies.
Ask how later work, including solar installation or roof penetrations, may affect the specific terms. Obtain written clarification from the appropriate issuer when the project depends on that answer. Do not rely on one contractor to speak for a separate manufacturer without evidence.
Build a roof warranty file
Keep the signed contract, invoices, installed product identification, completion date, relevant inspection records, warranty documents and any registration confirmation. Record the correct claim contacts and the document location where a future owner can find them.
If a problem occurs, follow the applicable notice instructions and arrange safe professional assessment. Do not assume that every leak is covered or that a warranty replaces routine maintenance. For a material dispute or legal interpretation, seek qualified advice using the actual contract and warranty documents.
